What are floorplan services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.
